The Federal Emergency Management Agency (“FEMA”) has the responsibility to identify flood zones in every state in the United States. Every community is entitled to participate in the agency's National Flood Insurance Program with premium rates determined by the risks of area flooding. FEMA has identified each zone location with an alphabet designation.
Homes and businesses in Manalapan can determine their flood and water damage risk in a couple of ways. You can go to floodsmart.gov. or fema.gov. You can also go to your city or town hall, or if you are buying a home, your realtor or insurance agent can help. EXPRESS EMERGENCY SERVICES has provided information on what to do when a flood is imminent, how to protect yourself during a flood and what to do after a flood.
FEMA states that we all live in a flood zone. It is just a question of where – low, moderate, or high risk. High-risk areas are denoted with the letters “A” or “V.” There is a 1 in 4 chance of flooding during a 30-year mortgage. All homes and businesses in these zones are required to buy flood insurance.
Moderate to low-risk areas are identified with the letters “B,” “C,” or “X.” There is a low risk of flooding in these areas. Flood insurance is not necessarily required in moderate to low-risk area, but there is a But! Families and businesses in these zones are responsible for submitting around 20% of flood insurance claims, and they receive 1/3 of Federal disaster assistance for flooding.
An undetermined flood zone area is noted with the letter “D.” This means that they possibly could be affected by heavy flooding. Rain filled areas in these zones are an uncertainty for insurance rates. Weather patterns are changing and only time will provide more information.
